Our Fees Explained
At inkdesign we believe in transparency. At the start of your project we will agree in writing the terms of appointment, services and fees.
inkdesign’s fee will be determined by the complexity of each individual project. Once we understand your requirements, we will be able to advise you on our fixed-fee, based on the time and resources needed for your works.
Our fees do not include for other consultants that may be appointed as part of the design team. However, at the start of the project, we will let you know which additional consultants may be needed (a structural engineer, quantity surveyor etc), and what their approximate costs would be. These consultants would be independent of inkdesign and, as such, you’ll appoint them directly and they would invoice independently.
Whilst the above is generally the norm, on request, a percentage fee or an hourly rate can also be provided, if required.
How much will your project cost? What should your ‘overall budget’ include?
We’ll always assist you in matching the scale of your project to your available budget.
You’ll naturally be keen to know how much your project is going to cost. So, when thinking about your ‘overall budget’, it’s helpful to think of the following:
- All professional and legal fees and expenses
- Statutory charges for applications for planning consent and building warrants
- Construction costs
- Contingency sum for unforeseen events
- Other costs such as VAT, fixtures and fittings, finishes, decoration and landscaping.
We can advise you on all of the above.
Costing your Build Project
Regardless of the scale of the project, you can appoint us to guide you through the tender process, so that you select a contractor that best meets your specific requirements.
For small projects, such as small domestic works, tender pricing can often be based on drawings and specification only.
However, depending on the project, there may be a requirement to go through a more formal tender process. Here, a selected number of contractors would receive a package of information, usually containing detailed construction specifications and a ‘Bill of Quantities’; a document that lists all the items and activities required to build the project as shown on the drawings. Each contractor would then quote against each item detailed within this package, to achieve more accurate costs.
Key Payment Stages/Timelines
As the entire process is transparent, key payment stages will be detailed in the ‘appointment’ document you will receive at the start of the process.
However, generally, instalments of our fee would be required to be paid upon completion of the following key stages:
- Getting Started: Initial Consultation + Brief Development
Stage 0-1 - Getting Creative: The Design Stage
Stages 2-3 - Getting Technical: Pre-Construction
Stages 4-5 - Getting On-site: Construction
